We secure purchase rights for development opportunities, entitlements and value add investments that can be assigned to other market players if we choose not to pursue them ourselves. We maintain an extensive network of market players interested in stepping into our shoes for the right price. We also facilitate off market sales of property to our established network on behalf of clients that engage us on a fee basis.

Our Disposition Process

  1. Form SubmissionConnect with us about the subject property / project and provide some initial details about your motivation to sell
  2. Project Review - We'll review and collect information about the project depending on it's status and asset class
  3. Market analysis - We'll review comparables for sales, rents, expenses and cost of construction assumptions along with broader market supply / demand dynamics and city & neighborhood trends
  4. Financial modeling - We'll review any financial modeling already conducted by the sponsor and evaluate project level return projections based on the defined development / investment case 
  5. Prospect Targeting - After our review has been complete, we'll define which of our established relationships with principals and acquisition leads of qualified firms would be a fit. We'll also conduct research on any new relationships that we need to establish with qualified groups that should review the opportunity.
  6. Deal Presentation - We'll reach out to our target firms to share the opportunity in confidence including any initial essential underwriting details that needs to be sent out to spark interest
  7. Follow up - We'll continue to follow up via email and phone calls to our target prospects making sure they have reviewed the opportunity and whether they have questions / concerns that can be answered
  8. Collaboration - Once initial interest has been established, we'll set up video conferencing calls with our key contacts to jointly review the opportunity and understand how they are analyzing it compared to the project sponsor
  9. Recommendations - We'll make referrals to contractors, property managers and other consultants that can be engaged to validate project assumptions. We'll also work to arrange project financing with lenders in the local market and other potential capital partners to facilitate the deal getting done.
  10. Offer submission - We'll continue to follow up until an offer to purchase the project has been submitted for consideration at which point the principals for the respective firms will be introduced to negotiate the path to closing.
