We work directly with commercial property owners seeking to sell their property. Our proven process for quickly evaluating an opportunity and generating an offer based on market fundamentals has been utilized across the country.

Our Acquisition Process

  1. Form Submission - Connect with us about the subject property and provide some initial details about your motivation to sell
  2. Property research - We'll review current property financials, leases in place, historical records from the city, environmental reports, legal encumbrances, etc.
  3. Zoning analysis - We'll review permitted and conditionally permitted use regulations, development standards such as lot dimensions, residential density, height restrictions, setback requirements, etc. 
  4. Comparable analysis - We'll estimate cost of construction based on interviews with qualified general contractors, evaluate market rates for rentals in the area, determine operating expense assumptions, and review sales metrics such as cap rates for the target asset class and the given submarket area
  5. Strategy determination - We'll formulate a project based on product / market fit, zoning approval process, construction method options, and building code constraints that will inform the highest & best use for the property
  6. Financial modeling - We'll run a comprehensive analysis based on our research and assumptions to realize the vision and determine a realistic offer price
  7. Letter of Intent (LOI) - We'll submit an LOI with a purchase price and contract terms that we believe are achievable based on market conditions
  8. Purchase & Sale Agreement (PSA) - After acceptance of an LOI, we'll prepare a binding PSA to enter into official contract to purchase the property
  9. Due Diligence (DD)- With a PSA in place, we'll conduct formal DD that may require significant expenditures of time, energy and money.
  10. Closing - Once we have completed our due diligence and contingencies have been lifted, we'll proceed to close on the purchase.
