For example, you could simply find a development opportunity, establish a relationship with an owner and then facilitate a deal with a developer buyer for a fee. Better yet, you could get into contract to purchase a development opportunity for the right price with a refundable deposit, line up a developer buyer during your due diligence period and then assign the contract for a fee. If you feel like the deal is not a good fit, you can always justify getting out of contract to get your deposit back. These strategies very much depend on your knowledge and ability to conduct the financial analysis necessary to earn fees in this way.

Not necessarily. It does help to gain construction experience to understand what it takes to construct buildings, how long it takes and how much it costs. However, the most value can be created in the preliminary entitlement phase of the development process. If you can see the opportunity, structure a deal and engage the right professionals to navigate the zoning approval process, you can earn huge profits without even pursuing the construction phase by selling to a developer that does not want to take the early stage risk.

It really depends how deep you want to go in soaking up every piece of knowledge, learning from experience and getting practice with the critical tools provided in the higher level programs. The Essentials Program course content can be completed in 7 hours but it'll take repetition to go through the defined process to evaluate opportunities ongoingly. The Signature Program has an extensive syllabus to guide you through the content over an 8 week period with at least a few hours per week.
