This Live Workshop is a continuation of the training that you have been through to date. We'll be focused on honing the deal analysis skills you need to pursue the range of development opportunities. Your materials fee of $47/person is only for registered students of the Smart Growth Developer Academy. Your one free guest will also be able to register at this rate.  Here is a tentative breakdown of what we will be covering throughout the day.

 

9:00 - 10:00 - Session 1: Quick Start to Making Money in Real Estate (60 mins) 

  •  We'll be covering how to make money as a new participant in the market after 1) identifying development opportunities and contacting owners to determine their interest in selling, 2) analyzing the feasibility of a potential development and determining a price that a seller is willing to accept, 3) securing the property under contract and assigning the deal to another developer / investor. 

 

10:00 - 11:00 - Session 2: Deal Analysis - Commercial Building for Use Conversion (60 mins) 

  •  We'll be working through an interactive exercise to determine the feasibility of Opportunity Type #1 which is an existing commercial building with potential to covert its use. You'll go through the steps to define the layout, meet various constraints, project operating income, estimate project costs and determine the price that you can pay.

 

11:00 - 12:00 - Session 3: Deal Analysis - Income Property for Additional Density (60 mins)

  •  We'll be working through an interactive exercise to determine the feasibility of Opportunity Type #2 which is an existing income property with potential for additional units. You'll go through the steps to define the new mass, meet various constraints, project operating income, estimate project costs and determine the profit potential is pursuing the development.

 

12:00 - 1:00 - LUNCH 

 

1:00 - 2:00 - Session 4: Deal Analysis - Ground Up Construction w/ Surface Parking (60 Mins)

  •  We'll be working through an interactive exercise to determine the feasibility of Opportunity Type #3 which is either a tear down or vacant land to develop a multifamily property with surface parking. You'll go through the steps to define the configuration, meet various constraints, project operating income, estimate project costs and determine the residual value for the land.

 

2:00 - 3:00 - Session 5: Deal Analysis - Ground Up Construction w/ Structured Parking (60 Mins)

  •  We'll be working through an interactive exercise to determine the feasibility of Opportunity Type #4 which is either a tear down or vacant land to develop a mixed use property with structured parking. You'll go through the steps to define the configuration, meet various constraints, project operating income, estimate project costs and determine the residual value for the land.

 

3:00 - 4:00 - Session 6: Deal Structuring to Pursue Projects (60 Mins)

  • This session will be dedicated to making an offer for a property after thinking through a variety of contract and financing structures to execute on a deal.

 

4:00 - 5:00 - Session 7: Question & Answer with Chris Porto (60 Mins)

  •  This will be an open Q&A session with the audience of the the most pressing pain points that students are encountering in pursuing real estate development.
